 I get frustrated watching World Poker Tour when the players don't show their cards to the little camera for the television audience to see.

Many buyer's are approaching the home buying arena keeping their cards hidden from the agent who is representing them. I've heard and read plenty of frustrating moments of trying to read a buyers mind. Meanwhile what could have been a Full House is now washed away like a Royal Flush.

What bugs me is the fact that there is no reason for hidden agenda's between the buyer and their agent. Buyer's should form a team partnership with their agent. Giving the agent the information to win the game for you will be rewarding for both sides.

So how do you "Up Your" hand to win the housing game?

Prepare a personal budget before getting pre-qualified for a mortgage.

Know what you want to buy. Prepare a wish list of only the items you would like in your home.

Locate the agent who is compatible with you and your needs. Meet with the agents, do some research on them, rate the agents you interview. Provide your wish list and any other information that will be important for winning the game.

Be open and up front with your chosen Team Partner (Agent). They are there for your ultimate "all in" hand, but they will need to know what cards are in your hand. Communication is the key to winning the game.

Believe me, your agent wants you to be the winner! A jack pot in a Realtors eyes is a referral from a happy customer. They are not the enemy, they are your partners that can help you stack the deck with the right information.

Kathy, so true, it's all about communication, or should I say open communication. The client has to understand that the relationship is much like client-lawyer relationships. This way anything said stays complete confident to better serve the client.

Duane, Thank you! Great post. Sorry I've been out of touch for awhile... life stuff post surgery recovery. I'm completely with you regarding some of our consumers. It's weird...almost like they don't think I'll actually check their credit after our initial application, in which I'm told how well the finances are managed. I guess they think that if I knew what issues they were having, that I might not help them develop a plan. I'm much in favor of honesty and no "closet issues".

Great advice to buyers.  Communication is key otherwise the agent and buyer are not going to be on the same page and no one likes those kind of surprises.

Patricia, I think the buyers feel Realtors are mind readers. This is no time to not be fully aware of the buyers circumstances. You are correct communication is the key to opening homeownership for the buyer.
