Hope you’re having a great day! It’s sunny and warm here in Wilmington (currently low 70′s!) and a PERFECT day for attending a broker’s open house. Luckily, there was one nearby today being hosted by Ed & Sheila Rudolph of Keller Williams Realty (http://www.wilmingtonrealestateteam.com) at 7313 Orchard Trace in the Magnolia Plantation neighborhood (Masonboro area).
The open house lunch was deliciously catered by Chef Linda of Linda’s Cuisine (http://www.lindascuisineptc.com), serving up heaping helpings of great Italian food, and Sheila’s own homemade cookies (we want the recipe!).
The property itself is a 4 bedroom, 2-1/2 bath brick home situated on almost a half acre on a low-traffic (no outlet) street, and is in the desirable Parsley Elementary/Roland Grise Middle/Hoggard High school district. The home has a warm, inviting feel and the layout flows very well leading to a vaulted ceiling in the downstairs living room.
The spacious back yard features a partially covered deck (perfect for entertaining), lush landscaping, and gorgeous mature trees – a shady, peaceful retreat for those Sunday afternoons!

There was a lot of good feedback on the property by some of the attending brokers, and with a home like this priced at under $300k (recently reduced) in this school district, it’s not going to last long. If you’ve been looking to buy a home in this area, you should really get over and see this one before it’s off the market.
