In this competitive market where lending is tight and buyers are few it's important to hire an agent who is a local market expert and a step ahead of the competition.  An agent that takes the time to send you a pre-listing pagage and video has already demostrated that they are serious about their profession and about selling your home. Here is why a professionally crafted Pre-Listing Video can be a valuable tool for sellers.

A Pre-Listing Video Is A Great Agent Introduction. A short pre-listing video that is emailed to you prior to your listing appointment will help you get familiar with your agent before they even arrive at your front door.  Your agent should also include the actual listing documents in the email, so that you can reveiw them prior to the listing appointment.  I always have my Transaction Coordinator print and highlight the listing documents for my sellers and I bring them with me to the listing appointment.  I don't leave the burden of printing on the seller, but since in California our listing package is over 40 pages its a great way for the seller to review them prior to the appointment and have their questions ready when I arrive.

Explains The Agent's Value Proposition.  Not every agent with a real estate license can sell real estate.  I know, sounds crazy, but sadly it's true.  Top agents have systems, training, networks and a team of people that help them to get top dollar for your home.  A pre-listing video should include (amoung other things) some information about the agent's past sales numbers, credentials, successes, team members and local market expertise.

Educates You About The Selling Process.  A pre-listing video will provide a seller with statistical information about the area, as well as information about the sales process and what the seller can expect from the agent.  

Sets Your Agent Above Their Competetion.  Most agents are not going to take the time to do a pre-listing presentation let alone a video, so the fact that they made the effort and presented valuable information about the local market, their company and their sales record speaks volumes about their professionalism and committment to providing quality service to their sellers.

Answers Frequently Asked Questions. At listing appointments sellers will say things like, "I've never heard of your company" or "another agent said they would sell it for less commission."  A pre-listing video will at the very least provide background on the company you are considering hiring and present the agent's value proposition, so that you will know exactly what you are getting for your money.

Cuts Down on Listing Presentation Time.  Once you've viewed the pre-listing video, all that is left is to have your questions answered and decide if the listing agent is the right agent to sell your home.  Addressing all of the items covered in a pre-listing video shortens the listing appointment and saves valuable time that can be used to discuss issues that are specific and unique to the sale of your property.

I actually did it myself.  Couldn't find anyone to do it the way I wanted it done without charging a fortune!  (Sorry for the late reply -- I never got a notice of your comment). Shame on you Activerain! lol

Nice video.. there is a pretty big mistake in it though.. You said 6.53% of $330,030 is $11,755 when the right answer to the calculation is $21,549..
