Braemar Property Values:  January-February 2014 (Courtyard Series)

One of the great things about a community like Braemar is the variety of houses available for buyers.  Granted, not enough of them are currently on the market to meet buyer demand, Arlington Model Courtyard Homebut there are many different home styles in our neighborhood.  This Braemar Property Value Report will focus on the first two months of 2014 in the Courtyard Series.  Braemar Courtyard homes are any one of three different models that share a private courtyard driveway and have very small yards.  Models include the Arlington, Ballston and Clarendon. 

There were two Braemar Courtyard homes that sold during our reporting period.  Both were Arlington models.  This means they are the first two homes in the courtyard and face the street.  The high sold price was $405,000 and the low sold price was $385,000.  The average of the sales gives us a new average market value for Braemar Courtyard homes of $395,000.  That's an increase of nearly 3% since last report and over a 19% increase since the same time last year.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Braemar Courtyard home on the market, priced to current conditions, this report indicates it would be under contract in an average of just over one week.  You could also expect a buyer to ask for an average of 2% of the sales price in closing cost help.  While these Courtyard homes often lose buyers to homes with yards, the lack of available homes for sale makes this a great time to sell a Courtyard home.  

The next Braemar Property Value Report will be out in May and will detail sales from March and April. Jennifer:  I believe that both Braemar buyers and Braemar sellers do benefit from this information.

Jared:  And even people who don't want to sell, but just track the value of their Braemar home.  Why not?  You get a monthly statement of what your stocks are worth?  Finding out what your home is approximately worth every two months is good.

Hi Chris Ann: I see by your Braemar report that seller subsidies seem to be more the norm these days, would you say that is true? I know I see a lot more seller credits to buyer closing costs in Sacramento than normal, and we pretty much have to do it if we want our price becuase otherwise buyers don't have enough in reserves to qualify under the new rules.

Rob:  The easier to understand, the better the information gets digested.

Elizabeth:  It's odd.  It depends on the home size and price range.  The lower and higher end of the market it's almost non-existent.  This is right in the mid range where we're still seeing it.  For buyers, it is no longer a given they will get it if they ask.  It's all about bringing your best offer and beating out the other offers.
