Just Sold: Rotonda Condo in Tysons Corner
On February 21, 2014 I listed a ground level, one bedroom/one bathroom condo in The Rotonda for $299,000. It was priced to reflect the fact that the bathroom and kitchen had never been updated. However, the owner had replaced the carpet and painted all but the kitchen, to prepare the home for market.
On February 28th, a serious buyer stepped forward and made an offer. After a couple hours of negotiating, the terms were mutually agreed upon by buyer and seller. And after the home inspection, the terms were negotiated once more. When a home was built in 1978 and has an original furnace that appears to have not been serviced in a couple years, a buyer can get nervous. And since this was an estate sale, and the owner-occupant had passed away, there was no way to verify what had or had not been done. So an adjustment to the sales price was requested by the buyer and granted by the seller.
On March 31st, this one bedroom/one bathroom home at Tysons Corner's Rotonda sold for $290,000. It is not a sale that is setting any records for highest price in the condo development, but given the lack of updates and upgrades to the home, it was a very fair price. Both buyer and seller were very pleased.
