Another popular item is the lighting fixture...a family heirloom....or purchased on a foreign vacation that really "light up the room" and likely the eyes of the buyer. There is the shelf that has become a part of the room that your Dad carved from the tree in the backyard at the house where you grew up...it worked perfectly in the room .......and now unless you want it to remain in the house...take it down, repair the wall or replace it with something else before the house is listed.
A long list of what is excluded from the purchase is never popular with a buyer...and also eliminates the heel digging buyer who "Must have the...."or the whole room is just not the same. Our rule...if it is not being sold with the house...remove it before the house is listed....and have both buyer and seller live happily ever after.
