As you prepare your Franklin TN home to sell, be aware that anything attached to the wall stays. That includes the mounting brackets for your flat screen TV. The TV doesn't have to stay but the mounting bracket does.

I advise sellers to remove anything they wish to keep prior to putting your home on the market. Especially, if that item has a lot of sentimental value.

bedspread and curtains  When each room is examined before a listing, the Sellers need  to decide if anything will be left...window treatments (per AR blogger Debbie Reynolds)are certainly one kind of item that pops up regularly...the valance or curtain that matches the bedspread and that is understandable. chandelier

    Another popular item is the lighting fixture...a family heirloom....or purchased on a foreign vacation that really "light up the room" and likely the eyes of the buyer.  There is the shelf that has become a part of the room that your Dad carved from the tree in the backyard at the house where you grew up...it worked perfectly in the room .......and now unless you want it to remain in the house...take it down, repair the wall or replace it with something else before the house is listed.     shelf

     A long list of what is excluded from the purchase is never popular with a buyer...and also eliminates the heel digging buyer who "Must have the...."or the whole room is just not the same.   Our rule...if it is not being sold with the house...remove it before the house is listed....and have both buyer and seller live happily ever after.

     Tammie, I had a sale get blown recently because the Buyer just loved some Fixtures that were in the house.  The Seller (via another Listing Agent) was adamant that those items did not go with the house.  The Buyer took it personally and rejected her counteroffer.   So now we get to start over.

Tammie, I have been looking at light fixture in catelogs for our new home. Ihaven't fallen in love with anything I have seen so an thinking about taking some of my light with me and replacing them in my current home. Why not?

In our area electronic equipment including TV mounts do not convey.  I make sure that we clearly write in the contract that the wall will be professional repaired and the entire wall repainted.  Learned after to many bad patch jobs to make sure we were all on the same page.

Hi Tammie,  That is very good advice. There are too many times that the confrontation because of those items could have been avoided by removing them prior to the listing.
