The reason home prices in Murrieta are slightly lower is twofold.  First the area of Temecula is more of a tourist attraction with the wineries, the hot air balloons and Pechanga Casino.  The second reason that Temecula is slightly more popular is that Temecula actually touches the San Diego County border making it more convenient for commuters going into San Diego County.
