If your neighbor has a yapping dog and you have your home on the market, it may impact the sale of your home. In Tennessee, excessive noise should be recorded on your Property Condition Disclosure. Trying to mask the problem may lead to further complications down the road from a disgruntled buyer. Talk with your neighbor. Maybe there is something that can be worked out to eliminate the problem. Thereby, making everyone happy including the buyer of your home.

Will the Neighbor’s Dogs Kill Your Sale?

 

A new listing popped up in my alerts for a neighborhood I am watching for a very particular client.

 

The property is exactly she is looking for in terms of location, price, style (single story), among other features.

 

Dogs in CarlsbadI went to preview it immediately (this is not a client I ever take to a home without seeing it first so I can rule in or out).

 

My first thought, upon arriving at the door, is that the neighbor’s dogs may kill this sale, at least for my client.

 

There were 2 of them, and they were big. Real big. Being the dog expert I am I could tell by the bark. LOL. They sound like the kind that will rip off both legs if given the opportunity.

 

Should there be a sign - Beware of Dog?The barking, and it was loud, started immediately when I unlocked the door (perhaps 15 feet away) and did not stop for the entire time I was at the unit.

 

So much for quiet enjoyment of a property.

 

Of course I will show it, with a caveat before we go about the barking dogs. This client WILL want to know in advance.

 

It’s not my decision.

 

But it would drive me bonkers. I’d probably be on the phone with the HOA.

We have neighbors with dogs that bark like crazy. Somebody else must have contacted the HOA because they showed up at our door asking about the dogs. We didn't complain but I think the neighbors think we did. Rabbits love us; we have no dogs.

Too bad that they were barking like that, but better to find out now vs after the sale.  :)
