Laguna Niguel Market Update - What a difference a year makes. Last spring on May 22nd 2013 there were 103 detached homes on the market in Laguna Niguel and 110 detached home on the market in Dana Point. Laguna Niguel had only 21 attached homes for sale and Dana Point had 44 attached homes for sale.

Laguna Niguel May 2014 market update - Today there are 291 homes on the market in Laguna Niguel and 180 of them are detached homes. That is about up about 75% on detached listings. Not only that, but there are only 4 short sales in the city or 1.4% of the market is distressed. Search Laguna Niguel Homes for sale. A full 53% of the detached home inventory is over one million dollars.

Dana Point May 2014 market update - May 2013 showed us 110 detached homes on the market in Dana Point. At that time 73% were over one million. May 2014 inventory in Dana Point is up to 138 detached homes an increase of about 25% and 63% of them are over one million. Again there are only 4 distress properties on the market in Dana Point. Both Laguna Niguel and Dana Point are cities with hills and views. The furthest point away from the ocean in Laguna Niguel is only about a ten minute drive from the beach.                                            Housing Inventory Chart

The chart above is showing housing inventory (blue) verses demand (green) over the the last 12 years. The lowest dip in the inventory at the right occurred in May of 2013. At that time inventory and demand were equal which explains why every home sold in multiple offers. Today the inventory is about double the demand so properly priced homes will usually sell in two months. Prices are up about ten percent year over year but the rate of rise is much lower now.
