A well staged home is always effective.  It takes some effort but it shows much better than a vacant space.  Allowing people to visualize certain elements of the home in place provide some necessary reference for their own belongings.

What a difference a staged home makes!  It is almost a great gift to the buyer too as they know where the flow and placement now works best before moving in!

Great points!  Staging also gives your listing photographer a lot more to work with in capturing the feel of the home.  There are only a few ways to photograph bare walls and floors.

Also, staging adds table lamps and other lights throughout a home that greatly enhance the visual appeal.  Not only does a staged home become more appealing when staged, but the photos (and videos) do too.

I encourage all my clients to use a stager prior to sale, yet the staging cost, the terms and conditions scares the sellers more times than not. Retainer fees, monthly fees, etc., so unless the home is priced to sell, the cost could be prohibitive. So, tell me, what is the range for a nominal staging percentage fee for a 90 day listing? Should it exceed one and a half per cent of the listing price?

Kimo, pricing certainly varies by area. And it also depends on the amount of work that needs to be done. I've had houses where staging cost less than 1% of the list price and some that cost around 3%. But I always give my sellers options and a priority list so they can fix the biggest road blocks first and keep costs under control.
