I had a possible buyer that asked me if the value's of homes had hit bottom yet.

My first thought was...do you live under a rock?

We are at least 3 years past that point and values are already 20% higher than 3 years ago and interest rates are up nearly 1%

If you are still sitting on the fence...GET OFF!

Some buyers will never buy. They are ALWAYS looking for the bottom. Once it hits bottom and starts climbing they are then stating "I could have bought that house 12 months ago for $100k instead of $110k. So why would I pay $10k more?"

Because you missed the bottom..............And who cares? Every month you are paying rent you are simply costing yourself MROE money while paying someone ele's mortgage.

Bill, I recently received an offer that was way, way under list price.  Luckily, it was just one of several on the same property.  Some buyers and their agents still haven't noticed that multiple offers are back.

I am surprised at how fast prices are going up right now and interest is rising also.
