We Might Want to Try Selling It Ourselves For a Month

This happens a lot this time of the year.  Especially with the current market in the Cedar Rapids area where the number of active listings is down 25% from this same time in 2013.  It is a seller's market in most price ranges with very little inventory.  

It is my own fault on this one.  When we were out looking at homes to buy, these future sellers were asking the right questions.  How is the market?  Do you think that we should list our house first?  Or should we buy a house and move first and wait to sell?  

And I, well, I told the truth.  Because they didn't need to sell in order to buy.  And because they were looking for a specific type of replacement property, it was a real concern that listing right now could very well render them homeless.

They live in a great area, in a great school district, in the sweet spot of the pricing market.  Their home very possibly would sell quickly and they needed to know where they were going to go and have a plan before putting it on the market.

Open mouth and insert foot.  They offered on a replacement property last week and now that inspections are completed, the logical thing to do would be to get their home on the market.  Well, they are going to try to sell it on their own first.  After all, I told them that there is a seller's market and they should have no trouble selling.  

With an agent, that is.  Of course they forgot that part. :) It is no secret that selling a home takes more than a sign in the yard.  They will find out soon enough that they are not capable of doing it themselves.  Or not.  They may get lucky.  You never know who might see their home and think that they are getting a better deal without an agent being involved.

In my case, I have a front row seat to watch it unfold.  The stress of listing their home by owner will weigh on them as the closing of the new house approaches faster than they expect.  At least they have said they only want to try for a month....

Hi Karen - they are in for a reality check when they start investigating the entire process required to sell a home. Of course they may have to interface with professional agent who will be bringing buyers. Between the buyer agent commissions, negotiations and other incidentals they will find out what most others do and that there is more money to lose than save at risk when selling your own home. Hi Jeff!  I agree.  They have no idea what they are up against.  I think that they work with a lot of people that are biased against agents in general.  It is difficult to get through to them when they are getting bad advice.  I make it look easy because I have systems in place.  It should be interesting to say the least.  Thank you for reading.

Karen, when you're honest with people sometime it bites you in the butt! Most people do need to get their home under contract before they can make an offer on their next home. In your case, your buyers may find it harder work than they imagined to sell it themselves!

Hi Tom!  I look at it this way....if it sells for them, great.  I will not feel bad. I told the truth about the market right now.  But in the end, if they try to do it themselves and are not successful, they will ultimately appreciate all that I do even more and give me more referrals in the future.  Just like an average seller, sometimes they ask for a lower commission rate even though they know you will likely say no.  They just have to try and see.  Thank you for reading.

Karen, thanks for the great post. You might find some good book or DVD on selling your home to drop off for them. This will show them you care and will keep you in front of them when the pack of agents descend upon them.

It will be interesting in your front row seat to what how things unfolds. The litigious society we live in I wouldn't want to go it alone. There are attorneys who love to take on sellers without representation in the sale of a home. It's a whole new category to keep them busy!!
