1) Provide great 1 on 1 service.
2) Request that your buyer(s) sign an exclusive agreement
3) Figure out what else they like or what they are into other than finding the right house.
4) Don't hesitate to ask them if they have been pre-qualified already. If not be prepared to refer them to a lender who can do this for them in a timely fashion.
5) Don't leave money on the table. If you absolutely have to reduce your commissions then do so.
6) Show them why its a great time to buy
7) Create a relationship with them.
8) Remind the buyers that a buyers agent is free to use!
9) Give them your full attention when you are with them.
10) Let them know the benefits of using a Buyers agent vs. dealing directly with a seller or listing agent.
