Your MLS Questions Answered
Thanks to Bob and Richelle Ward of Coldwell Banker Residential Brokerage for the little reminder that we as agents often throw around real estate terms in our everyday lives that might just not make any sense to the general public.
Your MLS Questions Answered As Realtors, there are a few things that we take for granted in this world. One of them is the MLS. We log onto it, we search it, we talk about it. We talk about with each other, other Realtors and our clients. Sometimes, we forget that the general public doesn't know what the MLS is Here are answers to Top 4 questions we are frequently asked:
- MLS? What is that? MLS stands for Multiple Listing Service. The MLS is where Realtors post the houses they have listed for sale and also, where Realtors look for homes for their clients.
- Why bother with the MLS? The MLS is a system where one real estate company offers to pay another real estate company if they sell a home that is listed there. In other words, it is an offer of compensation. Realtors know what that compensation is before they show the home and it also gives details of the home that is listed for sale
- Can I access the MLS? No, the MLS is not available to the public. It is only available to Realtors.
- Will my house go on the MLS? Yes, if you list a home for sale with a Realtor, it will go on the MLS. All homes that we list for sale go on the MLS. It will give your house the greatest amount of exposure to other Realtors and their buyers. Also, the MLS feeds the homes that are listed for sale on it out to different websites - giving it exposure where buyers are searching online.
We are asked all kinds of questions about the MLS, but those listed above are the ones that we are most frequently asked. Sometimes ... we even show our buyers and sellers what the MLS looks like
