- Silverleaf in DC Ranch, Scottsdale - 2014 Real Estate Market Update -
Silverleaf is one of Scottsdale's most luxurious and elegant golf communities. Located within the larger community of DC Ranch, Silverleaf is nestled among the hills and valleys of the Mc Dowell Mountains.
Some of the most expensive real estate can be found within Silverleaf. It is also home to The Silverleaf Club, a private golf club that features an 18-hole Tom Weiskopf course as well as a 50,000 square foot clubhouse and spa.
HOMES FOR SALE AND PENDING SALES IN SILVERLEAF AS OF 5/29/2014
At the end of May, there were 59 properties for sale in Silverleaf. The least expensive home for sale was $1,395,000 for a 3,039 square feet. The most expensive home on the market was a 29,700 square foot custom estate listed for $32,000,000.
Fourteen homes were pending as of May 29th. The prices of these pending homes ranged from $1,399,000 for 3,432 square feet to $5,800,000 for 10,975 square feet.
2014 HOME SALES IN SILVERLEAF THROUGH 5/29/14
Home sales were up in the second quarter. With more than a month to go in Q2, Q2 sales have exceeded all of Q1. Plus, with fourteen homes in pending status, I estimate this number will end the quarter up sharply.
Average price per square foot was up slightly in Q2 over Q1. Average discounts off of asking price have remained level at 5%.
Overall, Silverleaf is having a decent sales year, including some of the most expensive home sales in Scottsdale in 2014. With such a large number of pending sales in the pipeline, Q2 should finish off quite strongly.
