No I'm not an insurance salesman.     Home Warranties

But that's the way I feel sometimes with the landlords who properties I manage.
I always highly recommend that they have a home warranty on all their rental
properties.

Case in point. Today it's over 100 degrees here in Temecula and that's hot for us.
We manage over 100 homes here at Realty Works Temecula and when it gets hot the phones start ringing with tenant complains that the air conditioner is not cooling. I had 2 such calls this week with more to come I am sure.

Both service calls ran about $60.00 just to go out and check on just what the problem is. Both these service calls came back with bad news for the landlords,both A/C units needed new compressors at a cost of almost $3,000.00

Guess what? One landlord agreed with my talk about buying a home warranty and the other didn't see the need to spend to $375.00 for the policy. The owner with the home warranty was only $65.00 out of pocket for the new A/C unit,the other one is still not repaired as the landlord in busy getting other bids while his tenant is steaming mad. 

No I'm not an insurance saleman, but I do push home warranties.

     I had a Buyer/New Owner whose water heater failed a few weeks after moving in.   I also had a Buyer whose Air Conditioner failed a few weeks after Closing.   BOTH of them had Home Warranties; both of them saved a huge expense!

I advice my sellers to get the home warranty at time of listing. Last month the AC went out while my seller was in escrow. The HOW company set her a check for 1,300 dollars!!!
