Those Condo Documents are Not a Paper Weight
In the last year, I have assisted buyers in purchasing a condo. In each case, I requested copies of the condo documents. One listing agent didn't even know what I was talking about. I had to explain that we wanted to make sure the condo association was financially secure, properly insured and had no lawsuits pending. He had never provided these documents before. Really?
There are so many reasons why these documents are important to buyers. Parking is just one example. Be sure to get a copy of documents as soon as possible and then, read them. It may save you some aggravation and money.

Those Condo Documents are Not a Paper Weight
Today I received an outraged email from the Buyer of one of my listings last month. The listing was a condo and a Short Sale. As soon as we had Short Sale Approval, the lender flew into action on the buyer side and the Buyer wanted to close ASAP. Problem was, our side hadn't yet delivered the Condo documents. As such, settlement was delayed until the documents could be delivered.
Apparently the Buyer didn't see the value in the material contained in the documents, because the outrage in her email to me was over not getting parking passes and not realizing the condo development had a policy of towing cars that didn't have parking passes. She expected reimbursement for her towing expenses.
Needless to say, I was not responsible for her car being towed. I politely informed her that all the policies such as parking and towing, were included in the Condo documents she received. She was upset that the parking passes my client had were not turned over at settlement. Well, they weren't supposed to be. All new condo unit owners are to get their own, registered in their names to their specific cars.
If you don't take the time to read the condo documents, or at least call the condo management office with specific questions, you may end up wondering where your car went one morning when it isn't where you parked it. That would be your mistake and yours alone. You would look a little silly demanding someone pay for your towed car.
