Why Is It So Hard To Put $$ Into Your Home?

As a real estate agent, I find myself lecturing my listing clients about keeping their homes updated.  I've had a single guy selling his place in Chicago.  He hadn't put in one single upgrade in about 8 years.  As a result, it was very difficult to sell.  People would look at his place and then walk 1 minute up the street and find a newer condo for a cheaper price.  Needless to say, the client didn't want to lower his price.  So I became the "Inventory" expert.

I took a client through a home last week.  The listing agent stated it needed some updates.  It looked like they hadn't spent ten cents in the twenty years they lived there.

It is amazing! I showed homes in Naperville a few weeks ago and was shocked that 90% of the homes were in desperate need of updates. The vinyl orangish flooring in the kitchen, the appliances that were purchased when Bobby Brady was born...I was shocked especially when I looked at the price tag of the home.

I showed one yesterday that had a tiki bar downstairs and could have been the set of That 70's Show, and it was way overpriced to boot.

Jimmy, that is too funny.  But some people just never update so I shouldn't be surprised.

Gary, I realized that updating asap is the best thing.  Being a realtor really opens your eyes.

LaNita, aren't there a lot of new built homes in Naperville?  That's pretty hard to competite against.  I've been reading about builders going bankrupt.

John, I guess it could always be worse.  Did you tell them to lower their price?  How do you deal with people not wanting to lower the price and have zero updates?

Greg... Here's a suggestion.  Take the seller on a ride to visit some of his/her competition so that they can see for themselves what other homes look like and are selling for.  I usually don't mind taking a listing that's a bit outdated if the sellers are willing to have the selling price reflect it.  The biggest obstacle, however, is the seller(s).  Good luck.
