I think there are a lot of people out there who wonder what a home staging consultation is for. Home staging is just a matter of moving things around, taking some things down or getting rental furniture, right? While that may be true, every home is different and everybody has different things to work with, or not to work with. A home staging consultation is so important because it gives a home stager a chance to assess what needs to be done and how we can accomplish that.
When a homeowner asks me how much I think it'll cost to stage their home, there are certain things I need to know first before I can come up with a number.
What’s the furniture situation like? If I’m dealing with a vacant property, it’s a little easier to come up with a rough estimate because I know I’m starting from scratch. I’m getting everything, furniture to accessories. When it’s an occupied property, I could be dealing with a ton of furniture or not enough. I don’t know what I need to do until I see what you have. During the home staging consultation is when I can see if I’ll be able to work with what you have, or if we have to go to outside sources.
What’s the home's condition? Sometimes, home staging needs to take a back seat. The condition of your home is especially important. Are your kitchen cabinets looking worse for wear? Do you have holes in your drywall? Was the last time you painted when orange living rooms were in style? Do you have a major structural issue that you have to disclose? Depending on your budget, your money would be best spent fixing these issues. No matter how pretty the couch and accessories are I choose for you home, it will not fix or hide your homes issues. But I won't know until I see the home.
