Short Sale with Taylor, Whittaker and Bean

Hey All!

 I have someone that is wanting me to do a short sale on her home. She is in a predicament. Loan amount is $348,000. She has had the home on the market for a year and based on recent CMA's her home is worth max $235,000. I have done several Short Sales so I have the knowledge.

What I would like to know is people's experience with Taylor, Bean and Whittaker. I have read just a couple negative posts and am hoping for some positive feedback or if it is all bad then I would like to set my client up with this expectation.

If you have had a successful short sale with them let me know please, I appreciate it.

I work for TBW Loss Mitigation Dept.    do you know who is the investor for this particular loan?

I have a first with TB - value is $320k loan amount is $365k - I would like to keep the house - does TB offer loan principal redutions?

I am a Realtor in Fort Collins CO and also have alot of experience with Short Sales.  I know that Taylor Bean and Whitaker is trying to sell their owned bank owned properties, not listing them on the MLS, do not have listing agents and use Bait and Switch from calls off their signs. 

I was contacted by Taylor Whitaker and Bean to show one of their homes for them only to get the clients preapproved by their company on a house that had been under contract for over 1 month. 

 

Because of this experience I personally will avoid Taylor Whitaker and Bean like the plague,  Good Luck!

I have been trying to purchase a home that is bank owned from TBW (it is tied up in bankruptcy), but I have had really good response by emailing their REO dept. and  receiving feedback as well as speaking to a real person when I call their office to see if their is any new updates.  I am still waiting and hope to purchase from them, but they do not seem difficult to work with and respond promptly, with valid answers.
