Real estate demand spiking for  northeast Seattle market

This Week:

The median list price in Northeast Seattle (zip code 98125) is $472,250 is down from  from  last week’s $496,500.   Demand measured by the  Market Action Index (see below chart) is increasing and days-on-market is trending downward.  Even as more properties come available, these are positive trends for the market.    Check in  next week to see how the  housing market in northeast Seattle  is shaping up.

Average days-on-market (DOM) 43 days down from last week’s (48).

Percent of properties with price decreases 42% dwon from last week’s 43%.                                                                                                                                                   

                                                    Supply and demand

 The market has been cooling over time and prices have plateaued for a while.   Despite  the consistent  decrease  in  Market Action Index (MAI) we’re in a Seller’s Market.  Watch for changes in MAI.  If the MAI resumes it’s climb, prices will likely follow suit.  If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.

How does this influence prices? 

Home prices in  northeast Seattle seem to have settled around a plateau.  Look for a persistent down-shift in the Market Action Index before we see prices deviate from these levels.
