The median list price this week in the Columbia City neighborhood  is $370,000  is up from last week’s $359,950.  Demand measured by the  Market Action Index (see MAI chart below) is increasing and days-on-market is trending downward.  Even as more properties come available, these are positive trends for the market.

 

 

Percent of properties with price decreases: 36% down from last week’s 43%.

 

 

 

 

The Columbia City real estate market has been cooling over time and prices plateaued for a while.  Despite the consistent decrease in MAI, we’re in a Seller’s zone.  Watch for changes in MAI. If the MAI resumes it’s climb, prices will likely follow suit.  If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.
