He used a rider on his sign to explain that, although he reduced the price of his home, the owner is neither stupid or desperate. So who needs a sign explaining they are not stupid?

I agree with Fred people think if you reduce it once you will keep going; you should see some of the stupid offers people put out here in a sellers market and I just sweetly say "we politely decline your offer"
