Fred we listened to your advice and followed through and as you said we sold our home when we wanted our home Sold.....
Here what Fred recommended and Tips we implemented before and during our listing....
- We reviewed the research of home sales and listings in our neighbourhood Fred showed us, He pointed out the recent sales averages and we set our asking price close to recent sales...We knew we had to be realistic with our asking price.
- Fred showed how long it would take and approximately when we would move with his easy to understand timing analysis...This was a big help, we could plan our lives for our move knowing when we could see the sale of our home complete..Be sure to have him go over his timing analysis.
- First Impression...Well Fred pointed out we might only get one chance to make an impression with potential buyers...so we spent about a month before going on the market, tidying up the yard, Painting the outside trim, cleaning the windows inside & out and de-cluttering inside..removing the personal stuff and boxing things we didn't need and storing them. We have way to much stuff..We also painted our interior..Wow what a difference that made to our home.
- Before every showing we turned on all our lights, Beds all made, dishes done, laundry put away, we put on soft music Took our Dog to the Neighbours or Pet park...We baked Bread our home smelled wonderful. Then we got to enjoy the freshly baked Bread all week, sometime we Baked a Apple Pie with cinnamon ...I think that's the day we got an offer when had just we had baked a pie.
- The Children pitched in and tidied up their rooms...knowing we would take them to the movie after and go out to have dinner.
Sounds easy...well lots of hard work in the beginning, the yard was really needing attention, Fred Pointed out Buyers often drive by before viewing a home and yard curb appeal was equally important and making the home inside presentable.
One thing that stuck in our minds when Fred came over to discuss selling our home..He said "to think like home Buyers"...We looked at our homes condition(Curb Appeal) and others For Sale nearby. Fred also said Buyers are comparative shopping and we needed to be at the top of anyone's home choices.
Fred also has a detailed 10 step plan to bring Buyers to his Open House and recommendations for us to prepare for a Open House.
Oh ...we sold our home for a great price with little haggling by pricing it realistically and when we wanted it Sold.
Our suggestion, Buyer don't want to see your dirty dishes, a dirty house, messy bedrooms and smell last nights fish dinner...Use logic and like Fred suggested to us "think like a Buyer", Don't lose a potential sale by not being focused by not having your home look sparking clean and smelling great and priced to attract comparitive home Buyers...
