On a daily basis I check online listings to see how homes are looking when they go on the market.  I have noticed that most homes don't look anywhere near as appealing as they could....some are great, but they are few, and I would encourage realtors to investigate  the level of staging service your particular client could benefit from....people are dropping the listing price 10-50K...why not suggest they spend a couple of hundred before they do to see just what staging can do to turn a blah home into a beautiful one...your client will benefit and of course you will too.  It is a win-win situation and the statistics of staged vs unstaged home prove it!

Francesca, you are so right-on! I keep hearing "the home is decorated beautifully, it doens't need to be staged". They (Realtors and Sellers) don't seem to understand the difference between "decorated" to live in, and "decorated" to sell. I think our job is to education. Staging is ALWAYS priced less than the first drop in price!

It is difficult to know what to say to Realtors...easier to home owners...I know a lot of realtors know about staging but I think they only know of the kind of staging that costs a few thousand...it is my sincere hope and intention in my busines to offer staging at various levels just so people begin to understand it IS affordable for most and also the wisest financial choice...I have recently sold my own home in Colorado and it was on the market 6 mos. unstaged...I finally had a stager stage it for me (I am out here now) and 3 weeks later I got the offer I am closing on Monday....the stager just staged 1/2 of the rooms but did a creative and excellent job in the rooms people were complaining about because they weren't sure what or how they would use those rooms..after she worked her magic, no one had a problem with those rooms anymore...it works....

I hope to teach others that staging is not about a clean, tidy home...there are plenty of those...It is not about  one or two chair and table plus flower vignettes either....When you do it a lot you begin to really learn the staging is about knowing how to work with space, to sense what the problems are and show another way to show the room, proportion, defining areas and so on....On vacant homes, realtors often think because they are new, that is all that matters, but honestly, most people walk in a totally vacant home and wonder how they would place their furniture..then, not knowing, they walk back out and look down the street for an older home that they can emotionally relate to. I can't sell real estate, but I feel I know the real ins and outs of staging and that took time and experience to learn.

I think when people see their homes sitting on the market with hundreds of others, they may begin to want an edge and hopefully they will be introduced to their options by their realtors so they can make up their minds if they think it is worth it to them or not.  If you have any ideas as to new ways to educate the public et all, please let me know....fokerlund@msn.com
