Kingsbrooke Townhouse Report: October 2014
Long holiday weekends always throw me off. It doesn't feel like Sunday to me, or the last day of November. Nonetheless, it is both of those things. That means it's time to recap October's Kingsbrooke townhouse market activity. We'll make comparisons to last month (September 2014) and last year (October 2013.)
TOWNHOUSES FOR SALE IN KINGSBROOKE
7 Listings were Active: 6 Regular Sales, 1 Short Sale
Kingsbrooke townhouse inventory is increasing. There were two more townhouse listings in the neighborhood when October ended, than at that the close of September. The high list price was up over 6.5% compared to last month, but low list price was down nearly 1.5%. The average list price was down 4/10th of 1% since last month, but up over 10% since last year. Of course, we only derive market value from the sold column. That's where we find out what buyers were willing to pay and what sellers were willing to accept.
TOWNHOUSES UNDER CONTRACT IN KINGSBROOKE
6 Listings were Under Contract: 3 Regular Sales, 3 Short Sales
There were six Kingsbrooke townhouses under contract, compared to seven last month. The high list price at time of contract was down 5%, but the high marketing time was 42% faster. The low list price at time of contract, and low marketing time, were unchanged compared to last month. The average list price at time of contract was down nearly 1.5% since last month, but up over 4% since last year. The average marketing time was 32% faster than it had been last month and 75% faster than it had been last year.

2 Listings Sold: Both Regular Sales
There were two Kingsbrooke townhouses that made it to settlement in October. That was the same number that sold in September. Unfortunately, there were no Kingsbrooke townhouse sales from last October, so we'll just make month to month comparisons here. The high sold price was down 4% and the high marketing time was 323% longer. The low sold price was down over 3% and the low marketing time was 640% longer. That average sold price was down over 3.5% and the average marketing time was 411% longer.
