The Falmouth Real Estate Market January 2014

 

In January of 2014, there were 24 single family homes closed (sold), 1 multi-family property, and 6 condos in Falmouth MA.  There were no lots of land closed in January or 2014 in Falmouth. That is a total of 31 properties sold in Falmouth in January of 2014.

 

The average closed price of the single family homes was $588,727. The price of the multi-family property was $669,900.  The average closed price of the condos was $277,250.

 

The properties in each category were on the market for an average of 153, 164, and 188 days respectively.  The multi-family had 6 units for an average cost of $88,510 per unit which is around what the average cost for multi-families has been for years.  Most of the single family homes were 3 bedrooms, with only 7 four bedrooms, 3 properties with 5 bedrooms, and only one two bedroom closed.  There was only one condo that was a one bedroom and the others were 2 or three bedrooms.

 

The average living space for the single family homes was 1988 square feet. The average living space for the condos was 1398 square feet.  And, the multi-family property had just under 4,000 square feet of living space.

 

There were only 4 properties sold that were above $1,000,000 and they were single family homes. Four other single family homes were over $500,000 and less than a million. The condo prices ranged from $48,000 to $550,000.
