You are angry and frustrated and asking yourself, "Why didn't my home sell?"

         You want to sell your home and you want to sell it now.

There are many answers to the question “Why didn’t my home sell?” especially in today's Real Estate Market in the Poconos.  Here is a list of possible reasons why:

 

  1. Your Agent didn’t expose your home to the MLS (Multiple Listing Service)  because théy wanted to try and sell it themselves first before they exposed it to the Hundreds and Hundreds of Agents that belong to the MLS.

 

 Never agree to this if your Agent suggests it!

 

  1.  The Marketing of your home did not include sites that would syndicate your home to sites all over the Internet. Statistics show that 90% of Buyers search the Internet for their next home.

 

Expect Maximum Marketing Exposure from your Agent and confirm that many forms of Marketing are included in the Marketing Plan you receive from your Agent.

  1. You did not receive any feedback on the showings of your home to know what Buyers did and did not like.

 

Part of listing your home for sale is working together with your Realtor® and receiving feedback on a regular basis to guide you on making any necessary changes\decisions that need to be made to get you to SOLD!!

 

  1. Your home is not “show” ready. Refer to my post “What buyers want in today’s home.”

 

If your home is not light and bright and clutter free, you can find it difficult to sell your home and to sell for a decent price. Today's buyers want move in ready.

 

Crisp, Clean, and Clutter Free Sells Homes!

 

  1. Being accessible for showings at most any time and/or making the home easy to show and having the home in “top-notch” condition for all showings.

 

Many showings are last minute or with short notice so requiring 24 hour notice can be a major deterrent from showing your home. Make arrangements to make your home “show easy” and readily available to be shown at any time.

 

  1. Not pricing your home at Market Value is a MAJOR reason homes do not sell.

 

Proper pricing of your home depends upon what type of Real Estate Market that you are in as well as other factors such as location or view.

The Real Estate Market in the Poconos is currently (2014/2015) in a Strong Buyers market therefore you have lots and lots of competition for your home right now. Savvy Buyers know this and will only want to see the BEST deals for their dollar.

 

If you are not receiving a good number of showings or are not getting any showings at all then you are not competitively priced for your market.

 

Your Agent can advise you on the best price for your Market however the Buyers are the ones who finally determine whether or not you are PRICED PROPERLY.

Great choice for a re-blog, sometimes it is difficult to pinpoint the exact reason that a home is taking longer to sell than others.

I called a For Sale By Owner to inform her that 2 homes the same as hers just sold for $10,000 higher than she was asking and in only 90 days on market.  

Her's has been on for nearly 6 months and she asked why was that?

I was so ready.  I explained that when a Realtor advertises her home, it is seen by 14,500 realtors in our local board, it is seen on 450 websites in 83 countries and is seen by over 3 million visitors monthly on the internet.

When she advertises it, it is on 1 website, maybe craigslist, and maybe the local newspaper.  

I listed the house. 

Anyone wanna take bets how fast it sells?  My bet less than 30 days.
