PLEASE let me help you - Hilton Head Property Search Tips

First let me say that I totally appreciate and respect the fact that you have TONS of information (which is part of the problem) and that on our restrictive island where there are gated communities and you can't get in, AND even in those areas that aren't gated there are no signs, and you just want to explore on your own......I understand!

Any Realtor(R) that is truly a professional got into the business because we are problem-solvers, we LOVE people, we want to help, we are friendly, and don't automatically assume that you'll write the contract today - we'd love it if you did :-) but we don't expect it.

There are ins and outs in every location in the country. Little nuances, little quirks (we're very quirky around here on Hilton Head). Here are some property search tips that will help you find just the right property for you!

TIP#1

As I mentioned before there are quite a few gated communities on Hilton Head Island. You absolutely can't get in by begging the hard-working guards at Indigo Run, Port Royal Plantation, Hilton Head Plantation, Wexford, or Long Cove. You may, on the other hand pay a fee to access Sea Pines and you'll have a great time bike riding, walking the beach, eating at the terrific restaurants, and doing a bit of scouting out some of the areas on your own.

TIP #2

18 HanahanNope we don't allow signs in general, however, you might find signs in the Folly Field area, Burkes Beach area, Bradley Beach area, or Forest Beach. The caveat there is don't assume that if you call the listing agent, who works for the SELLER, that you'll get a bertter deal. On the other hand, they are most likely experienced in that area and would love to help you with that property or any other one on the island to help you narrow your search.

TIP #3

For such a little island, we have every price range that you can imagine! We have a stable population but there are loads of opportunities for you to pick up a property and use it as a rental income producer - the goal is to get as close to break even as you can (and if you're financing that could be an unattainable goal). Some great places in your search are Forest Beach, Folly Field, even in Sea Pines - just depends on your price range.

TIP #4

Your furniture probably won't fit. Yes, I've said it. Those beautiful pieces that are most likely from 'up Beachy furniturenorth' (that includes Virginia), fit into that type of a lifestyle. Whenever I mention that we have fabulous consignment stores people seem to recoil. Bargains and Treasures, Classic Consignments, and lots of cute boutiques along Arrow Road, the Humane Society's ReTAIL store, all of them have terrific bargains on high-end furniture. Don't forget to go out to Timeless Interiors too if you are thinking new instead of used.

TIP #5

Sign up with a Realtor(R) (of course I hope that's me) - we really don't bite. I know that it may be intimidating but a Buyers' Agency Agreement means that you've hired us and we are devoted to you and all of the information that we can get will be provided to you so that when it comes time to negotiate you have the best scenario you can have. If we aren't a Buyer's Agent, we are a scribe and cannot do anything more than write up the contract - I'm guessing that after all the time you've spent, the long hours on the computer, you want someone to be just as committed as you are!
