I recently told an agent we had a bank approved price and they laughed and said no way... they obviously weren't very versed in short sales.

Noah:  Not 100% ready.  Buyer will need to install light fixtures in bathrooms.  

Richard:   Not a new listing, but at least we found out with our original offer how much the bank is willing to take.

Tammy:  It was approved for our last deal, but the buyer wasn't willing to go there.  

Jeremy:  It's a good find for someone who sees the value.

Yolanda:  Weather doesn't seem to be keeping buyers inside.

Silvia:  Me too.  The worst part of Short Sales is the waiting.  Waiting for a buyer, then waiting for bank to approve, then waiting for another buyer...at least in this case.

Hi Chris Ann: I figure with every short sale there is a strong possibility I might have to sell that home 2 or 3 times. It's just the way things are. It's often a good idea to find out the flexibility of the buyer and ask what would happen if the bank wanted more money at the time of offer acceptance. If you hear: this is the buyer's top price, maybe that's not a good candidate for your short sale?
