Year over year, home prices in Palm City are up about 10%, however as inventory begins to return to equilibrium market levels, I don't expect home prices to increase that much this year. Although home prices continue to rise in Palm City, they are not rising in the first few months of this year as much as last year as we came off the bottom of the market. There has been 4 straight months of listing price increases on home prices in Palm City, and the median sold price has risen the last 3 months. I expect listing prices and median sold prices to get a little closer to each other and then level off with about a 6% difference between the two, which is what you normally see in a healthy market in Palm City.
