Price Grows Like Pinocchio's Nose
I spoke with a seller that was interested in selling his home. It seems that the time is right with the tenant moving out. It has been leased for a couple of years. The prices in the neighborhood are stable and interest rates are beckoning buyers to make a move now.
The seller hoped to put it on the market now with the tenant in it. When we first talked he wanted it under contract in 30 days and closed within thirty days after that. The desired price was a little high for the market but until I looked at it, I would reserve judgment.
When we next spoke the price had grown by $5000. He knew the upgrades would make it superior to the competition.
Showing a tenant occupied property is always challenging. I scheduled a viewing so I could let him know my marketing recommendations and the real price range.
After viewing the property I called the seller and shared the reality of it. It was then he told he had really hoped for an even higher price of another few thousand. Not going to happen. Not only was it dated and worn, it didn't have the upgrades other homes on the market had. On top of that it was not show ready and likely would not as long as the tenant was in the home.
In fact the price would be 90% of what the seller thought it was worth and it needed to be vacant. It is not easy to burst the bubble of the seller and bring them back into reality.Even little houses need t o show their best when going on the market and need to be priced fairly.

This is reality selling and not Disney Fairy Tales. If you want to sell your home it needs to be in top notch condition and priced correctly for the market. Just because a seller wants a price doesn't mean it will sell anywhere near that price.
