Price Grows Like Pinocchio's Nose

Price grows like Pinochio's noseI spoke with a seller that was interested in selling his home. It seems that the time is right with the tenant moving out. It has been leased for a couple of years. The prices in the neighborhood are stable and interest rates are beckoning buyers to make a move now.

The seller hoped to put it on the market now with the tenant in it. When we first talked he wanted it under contract in 30 days and closed within thirty days after that. The desired price was a little high for the market but until I looked at it,  I would reserve judgment.

When we next spoke the price had grown by $5000. He knew the upgrades would make it superior to the competition.

Showing a tenant occupied property is always challenging. I scheduled a viewing so I could let him know my marketing recommendations and the real price range.

After viewing the property I called the seller and shared the reality of it. It was then he told he had really hoped for an even higher price of another few thousand. Not going to happen. Not only was it dated and worn, it didn't have the upgrades other homes on the market had. On top of that it was not show ready and likely would not as long as the tenant was in the home.

In fact the price would be 90% of what the seller thought it was worth and it needed to be vacant. It is not easy to burst the bubble of the seller and bring them back into reality.Even little houses need t o show their best when going on the market and need to be priced fairly.

Price Grows Like Pinocchio's Nose.

This is reality selling and not Disney Fairy Tales. If you want to sell your home it needs to be in top notch condition and priced correctly for the market. Just because a seller wants a price doesn't mean it will sell anywhere near that price.

Since the overall market is recovering many home sellers think they have gem in the pocket and try to cash it. It is with homes like with gems - not everybody agrees with the sellers value opinion.

Sunny greetings from Fort Lauderdale, Florida.

Many sellers will keep calling agents until they find one who tells them what they want to hear.  They call us for our advice and then they don't want to listen.

Very clever title, Debbie, and your post is oh, so true! Sellers often have a price in mind, and then inflate it "for negotiation room" as the process moves along.

One of the toughest parts of our job is pricing a potential listing.  Sellers tend to think their home is always much more than what the market will bare.  You almost have to go back to real estate 101 to educate and inform the seller.  Plot the area, show other homes on market at what they think the price should be. Sometimes it is worth taking the seller to a comparable priced house and let them see the differences for themselves.

Just got back from a listing appointment.  These dear folks were hoping for 180 when the market said around 90.  Rude awakening indeed.  Of course they are not happy and neither am I.

I'd Love to hear the  follow up story,  at what price it lists and does it sell and then at what price V, what you think it should be listed at.  Are you going to take the listing  with or without the tenant?

For me I'd say take the listing and let the market speak.   But get him to pre sign a few price reduction forms at 2-3 week intervals of 3-5 % in case you the professional  are right  and he the home owner is just overly optimistic and playing the greed card.

Love the analogy Debbie!  Yep- this seems to happen all the time.  Just had a seller do this when I brought him a buyer that was willing to pay me- free to the seller and was getting a great price for his house...  lol dreamers!

Great post and loved the TITLE.  Often difficult for a potential seller to see the reality picture at listing and what can happen if they make a misstep or mistake at pricing.
