Information below is residential data for the four lakeshore real estate subareas in Allegan County:

H20 - Laketown Twp, City of Holland south of 32nd St, Fillmore Twp west of M-40

H23 - Saugatuck Twp, City of Saugatuck, City of Douglas, Manlius Twp west of 58th St

H27 - Ganges Twp, Clyde Twp west of 56th St, City of Fennville south of M-89

S93 - Casco Twp

Sales volumes increased substantially in the four subareas we track, from 19 total in Mar 2015 to 33 in Apr.  The quantity of available properties increased 7% from Apr 1 to May 1.  The median sales price of homes offered for sale increased in H20, H23 and H27, while remaining exactly the same in S93.  H20’s median list price increased from $299,900 in Mar to $314,900 in Apr, higher than the average of median list prices we have been tracking since Nov.  H20 remains a hotter market than the other subareas we track with 13 properties of the available 49 selling.  That means that around 26% of the inventory sold there.  Comparative numbers for H23 are 10 of 144 (7%), higher than March, for H27 a remarkable 7 of 55 (13%), and for S93 3 of 43 (7%).  The same number of houses sold in H27 in April as sold from Dec through Mar. 

In previous months there was a significant split between the prices of what is on offer and what sold, in all four subareas, and Apr follows that pattern.   Sold prices were 52% of list in H20, a respectable 91% in H23 which is the biggest market of the three, a similarly robust 86% in H27, and 63% in S93.  H20 properties are selling briskly, but most of what is on offer there is not in the same price range as the properties people are buying.  S93’s median sold price of $300,000 is the highest recorded in the last six months there.
