Braemar Property Values: March-April 2015 (Carriage Series)
Braemar is in bloom. The neighborhood is awash in the colors of spring. It's no wonder home owners love to sell this time of year. This is the peak of curb appeal. Speaking of curb appeal, let's take real estate.
This Braeamar Property Value Report will cover the sales of Braemar Carriage homes in the months of March and April. Carriage homes are characterized by the lack of an attached garage. Rather, if they have a garage at all, it is detached and sits in back of the home. The floor plans, from smallest to largest, are: Maplewood, Norwood, Oakdale and Parkdale.
There were four Braemar Carriage homes that sold between the beginning of March and April. Three were three bedroom models on the upper level, one had four bedrooms on the upper level. The final sold prices ranged from $359,900 to $400,000. The average of all four gives us our new average market value for Braemar Carriage homes of $381,700. That represents an increase of slightly over 1% since last report and nearly a 23% increase in value since last year.
If you placed your Braemar Carriage home on the market, priced to current conditions, you could expect 
it to be under contract in a little over one week. You could also expect a buyer to ask for an average of about 1.5% of the sales prices in closing cost help.
