Some days, we all have to go with the flow. Today I had a listing that took a long time because brother and sister could not decide on a price for their parents house. My ex business partner would of walk out but I sat there and listen to both of them duke it out. I gave my recommendation on the price but the sister use to sell real estate and she things price it high and come down.

I suggested going with 249,900 and we will have a bidding war and get 270,000 for it. She knows better so we will list it higher per her way.

Time will tell!!

No bidding wars happening here, so I always price where the comps put it. I won't over price by much because it's a waste of my time and money.

thanks for sharing, interesting I went through that a couple of times 25 years or more ago. I recommend FearlessAgent.com something I became a part of 4 months ago.... and you have a pricing strategy to present instead of just a price following the scripts word for word, totally amazing.

They should have gone with your recommendation if you feel that buyers would bid it up. It would also mean that the sellers would get plenty of offers to choose from and pretty quickly.
