More Than Half of Homes Sold at a DISCOUNT

Reading the National Association of Realtors magazine after my post of sales in the Greater Rochester, NY area it was interesting that even though prices of homes has risen; the discounted price runs between 1 and 11%.

It also says the longer a home sits on the market the more likely it will sell at a discounted price. 24% of the homes that sold in the first thirty days sold at or at a premium price.

In our market the numbers are not as high as these but more realistic. It also shows that pricing the home correctly will get it sold in the shortest time frame.

Raymond, if they're priced right they are gone within a couple days here but, if they aren't, they'll sit for months. Buyers know the comps and sellers need the right agent to guide them on pricing in order to be successful.

It is so true. I see price reductions after 30 days and then they keep reducing them.

I tell my clients that the first 2 weeks is crucial....you have to have the home in 100% showing condition PRIOR to listing it.  If it looks good and is priced right it will go fast!

It depends on the area. In most cities around me, we have many listings with multiple offers. Especially: Westwood, Beverly Hills, Bel Air, Brentwood, Santa Monica.
