Loudoun County is considered as a fastest growing and in richest county in the country. 

Ashburn is considered to be heart of the Loudoun county living. Brambleton to One Louduon Ashburn has been attractive fine builders and retail businesses.


If you are thinking of buying a home in 2015 in the Loudoun County Ashurn area, here are few facts you need to be aware about:

 

1. If you are planning to send your child to pre-school or elementary school in Ashburn beware some of the schools are way over crowded. Registration is based on availability, which is first come first served.  If the spots are filled your child will be send to over flow school.  Parents have shared with me, they camped out to register their child in Ashburn school. Getting to into CASA- after school is worst!!

 

2.  New construction comes with all the bells and whistles and buyers in Ashburn have abundance to choose from. Before you purchase a new construction consider the additional cost of deck, blinds, washer & dryer, backyard space, square feet of the home and so on.  Worst case you have to sell your home you may always compete against new construction development in the area. Explore your options before you make a decision on buying a new construction home in Ashburn Virginia.

 

3. Traffic- If you don't currently live in the area trying commuting to and from the area during rush hour before purchasing a home in Ashburn area. Waxpool is okay over the summer when schools are out however once school reopens it is bumper to bumper. Greenway tolls are set to increase in near future. Loudoun does have transit bus services to DC & Tyson's corner area. Also consider your future employment opportunity may be restricted if you are not willing to spend hours in commuting.

 

4. Ashburn is nicked named by many as CASHURN for a reason. Home prices are bit more higher compared to other neighboring Loudoun county cities. Read my past blog why  Ashburn holding premium and if it is worth it!

 

5. Homes near silver line metro pay additional Metrorail Tax which is $0.20 for every 100 of assessed property value. This tax is above current real property tax you pay as a home owner. And as we know the history has proved taxes will go up!

 

As a local Loudoun County real estate agent and a resident intention of this blog is not to discourage you from buying your home in Ashburn area. However I do want my potential home buyers in Ashburn make an educated decision before making a biggest financial commitment.
