Update to Sell at The Top of the Market

In our last article, Repairs and Home Selling, we discussed making minor repairs to sell your house. Perhaps your house has no need of repairs, but could use a little updating.

Those 80’s! The 1980’s brought us fashion trends from mullets to leg warmers; and oh those parachute pants! Home trends were not untouched by that daring decade. Older homes from the era sport faux finishes, florescent lighting, and the dreaded popcorn ceiling. The most unfortunate trend was carpteting in the bathrooms! 

Time to let the 80’s go! Here are some simple updates to help you sell your house:

Popcorn Ceiling: Also called acoustic or cottage cheese, popcorn ceilings attract dust and dim a room. Removal is messy, but fairly simple, and can be done without a contractor. Homes built before the 80’s used asbestos in the material. Taking a sample and getting it tested is to your benefit. Keep in mind this material was not just a design trend. It was also used to cover flaws. Some minor patch work may be needed once the removal is complete. There are many current ceiling trends you can choose from, however, a fresh coat of paint is the most cost effiecient way to give your ceiling a clean look. Faux Finishes, Boarders & Paneling: Unless there is texturing involved, faux finishes only need some primer and fresh paint. Textured walls involve a little more work, but can be done. Dampen wallpaper boarders for easy removal. If it is in your budget, remove wood paneling and replace it with drywall. If not, skim over the groves with plaster, sand it smooth, and repaint. Remember to chose a neutral color for your walls.

Bathroom Carpeting: Remove that bathroom carpet! Not only does it keep in odors, carpeting in the bathroom is not sanitary. Your local hardware store will offer many inexpensive choices that will help give your bathroom a sanitized and cleaner look. 

Finally, replace that huge florescent lighting fixture. You can choose to replace it with a simple, updated fixture or consider a celing fan. If you are installing a celing fan, follow the steps carefully to ensure proper installation.
