Traffic's Up but our Conversion's Down!

 

 

I wanted to ask all my ActiveRainer's for some help.  My wife and I have had a real estate website since 2005 and it has always gotten a decent amount of traffic.  As Google evolved over the years with all of the updates, such as penguin, panda, and now the newest "Mobilegeddon", our website just hasn't kept up.  Part of this is our fault as we should have been more aware and proactive, but it is mostly due to our old SEO company that did absolutely nothing for over 3 years.  We were still ranking well and getting leads due to the age of our site and the content that was there so we didn't really notice.  However, our rankings have since plumetted largely due to the newest Google update which requires all sites to be mobile friendly, or bye bye page one rankings.  

We since took on a design and SEO company that totally overhauled our old site and moved the domain from www.sevillearizona.com to www.gilbertcommunities.com.  We originally started the Seville site to dominate a master planned community called Seville Golf & Country Club located in Gilbert, AZ..  After a few months and a lot of work we found our site on page one of Google results.  Over the years that site started ranking not only for Seville, but for Gilbert homes, Gilbert real estate, etc.  Although we saw our rankings going up our lead count stayed about the same. I blamed it on the domain address as it was very specific to one community, hence the name change.  

We wanted something fresh, new, easy to use, mobile friendly, ranks well, and is not cookie cutter.  We wanted our website to stand out.  I personally felt that it needed to be different than Zillow, Trulia, or Realtor.com because I wondered why they would use mine when they had those options.  I think I may have made a mistake??  After monitoring our traffic for the last 2 months the results are good in two areas.  Traffic and time users are on it. We are getting 2-3 times more visitors and those that stay on the site generally stay on for an average of about 9 minutes, which is also 2-3 times longer than our old results.   However, we have really high bounce rates at 70%.  For those that do not know what a bounce rate is, it is basically the amount of people that hit the back button after they land on our site without browsing around.  High in this case is not good.  

The biggest problem we are having is capturing leads.  We used to get all sorts of leads.  I thought maybe it was a problem with our lead capture form, but it is working just fine.  Then I thought it was because we were not making them fill it out early enough, but that hasn't helped either.  We had 92 visitors yesterday and only 1 lead.  

Do any of our fellow ActiveRainer's have any ideas?  Is it the design of our site?  Content?  Usability, etc.???  We are hoping that many of you will have some insight as to what we should change.  Thanks so much in advance!!

I checked your website it is very very impressive. If you don't mind sharing who designed your site. I am looking for a new website company. 

Few of my thoughts: I am not 100% sure how consumer like the slide scrolling over traditional page down scrolls. 

May it is is time of the year if market is slow the leads will be low.

Do you force registration of potential leads?  I have found that if they are searching for homes, a good practice is requesting registration after the third or fourth property viewed.
