I Need Listings!

How do you advertise that your listings are low and you need more?  Other agents have told me to take an ad out in the newspaper saying I have sold most of my inventory and that my inventory is low.  Do those kinds of ads work?  What about farming?  What are the rules on farming, do I mail every month  or quarterly? 

I am a very strong buyers agent and I would like to get more into listings as well.  Any help would be greatly appreciated.

The quickest way would probably to do an abundance of door knocking.  Othewise farming works, if done correctly, but it takes time.  I attended Hobbs/Herder Gateway in Palm Desert last year and that was an INCREDIBLE seminar. Mail out every 3 weeks, high quality paper, glossy, large postcard.  Brand yourself and use a template for consistency.  There I just saved you 1200 bucks :)

 They do have a product to sell (branding) but you can buy adobe indesign (a couple hundred dollars vs tens of thousands) and basically achieve the same results yourself.  The program is NOT easy to use but photoshop or any top of the line publishing program that creates high quality pdf files will work for uploads.  I use overnight prints for most of my marketing materials that I upload directly from my site.  I am also switching mailing houses from a local to one that I think Broker Bryant recommended

I use http://www.xpressdocs.com/  their products are awesome and less than a 24 hour turn around time, fedexed to you or mailed out right from the website.  YOu would set up an account at http://xpressdocs.com/remax  anyone else would just add their brokerage to the end of the url after removing remax.

Oh, keep up with your past customers.  They are the majority of my listings, always.

I agree with Chris, past customers, family, and friends. Send out a friendly reminder that you are selling real estate and ask them who they think would be the next family to make a move. We usually send a magnet with our business card on it in the mailing so they have your contact info on the fridge. We recently called several clients from years past and were amazed at how many were getting ready to move. People who know you are the best chance for leads. Good luck!
