How Does a Listing Agent Prep for a Blizzard?

How Does a Listing Agent Prep for a Blizzard?

When you are a listing agent and have vacant listings, it's always a good idea to check in on your properties before severe weather.  Since we are expecting wind gusts of 55 mph with the blizzard, I made sure to stop by all of my listings and remove sign riders.  Decided possible projectiles with my name and number weren't the publicity I would want.  I popped inside to make sure the heat was on and lights were off in my vacant homes.  And in some cases, I found the scene too pretty to pass up without a photo of a snowy listing.

There's a neighborhood kid who does snow shoveling.  I'm contracting with him to get these homes dug out so that buyers and agents that tour them after the storm are not inconvenienced.

And naturally, after the storm, I'll drive back by and see if there was any damage to the home or surrounding property.  Downed trees might be an issue with the wind.  I'm the eyes and ears of the sellers who have already relocated and trusted their listing to me.  The sooner they know of an issue, the sooner they can get on it with repairmen and insurance companies.

Of course, I'll be praying that they all make it out of the storm with nothing more than two feet of snow in the yard.

Oh what a great idea! I hope your listing is safe and sound after the storm and you get a quick sale.

There are a handful of listings right now.  Five to be exact.  Only one is still occupied.  Three of them are under contract.  Just want to make sure we settle on time with no damage to the home.

Chris Anne,

I am praying that all goes well and the storm is not as heavy as predicted.  You are a smart lady to have all things covered.  Have a great weekend. A

It's definitely as bad as they predicted, if not worse.  Final accumulation for use will likely be 30 inches.

Gosh, you are getting quite a storm. I lived through so many blizzards when living in the Arctic, and they were no fun, and some were very dangerous.

Stay warm and prepared.

You would be stunned at how many neighbors have ants in the pants and can't stay in their homes.  They have dug their cars out and are on the roads.

Chris Ann... that is five star service, for sure. I would do the same... but I also need to wait for the roads to clear until I can check on my homes.

I did the first round before the storm got here.  Next round will be when I can get to my listings.  Thankfully, all but one are in walking distance.

Good morning Chris Ann. I hope you get out with nothing more than a memory too. Quiet in New England. Be safe.

Sheila Anderson the hardest part of this storm is watching the outdoor cat be insistent that he go outside.  He's so afraid to be confined.  Yet, when it's on HIS terms, he is happy to lounge in the house and is often meowing to get in because it's cold.  Unfortunately, he's not a happy camper, but he's inside and safe.

It's good to check them regularly, weather or not.  Weather just gives us a few more things to do.

His meow to get out is stress inducing.  It usually happens because he hates litter boxes.  But when he gives in and uses one, he then pops in a bed and sleeps for hours.  Ahhhh. Quiet.

Chris Ann

You did exactly what a listing agent should be doing with their vacant homes in preparation for a storm, as well as checking in after the fact. Getting the snow out of the way is so important - I hated showing vacant property during the winter back in Cambridge, MA years ago, since so often you had to climb through drift to get to the door. And then what about those snowy boots? And every now and then the heat was not on at all...not smart with below freezing temps

I always try to check my vacant listings when temperatures dip because owners often forget to leave on the heat. When it gets really cold, pipes can burst in Sacramento, and I've had it happen. You're a good person to drive around and check on your listings, Chris Ann.

The freezing temps and lack of a good irrigation company to property winterize a sprinkler system had one of my listings spewing water from the sprinkler system a few weeks ago.  Even though I called the home owner to let them know that the job had not been done properly, they didn't follow up with the irrigation company.  I'm the eyes and ears, not the solution to all potential problems.
