Should I Hire a Neighborhood Expert When Selling?

If you are selling a home in the community of Braemar, located in Bristow, VA, then there is a good chance you know who I am.  Braemar is a place I have called home since the start of 2005.  It is also a place where I have volunteered a lot of time and experience to the HOA.  In return for the time invested serving on the HOA, I have learned so much about our community.  Couple that with the experience of being a full-time real estate broker, well...it is safe to say I know a thing or two more than most agents willing to take a Braemar listing.

Hire Chris Ann Cleland to sell your Braemar home for the fastest and best results.My branding to the neighborhood works so well that agents will call me for advice on their own Braemar listings.  They also call when they have buyers looking for something specific in the community that may not be on the market.  It is not uncommon for me to get a request like, "Hey Chris Ann, do you have any larger single family homes on wooded lots coming up?  I have a buyer that really wants one."  That means if I have one coming up in a few weeks, I can call that seller and ask if they would entertain an early showing.  

Looking at 2015 and all 216 home sales that happened in Braemar, there are two things I wanted to know.  What are the average and median percentages of original list price that Braemar sellers are gettings in their NET sales prices.  That takes into account reductions in list prices and paying out closing cost help.  

Braemar sellers saw an average of 96.41% , and a median of 97.17% of orginial list price in the final net price.  By comparision, Chris Ann Cleland's Braemar sellers saw an average of 97.84%, and a median of 97.26% of original list price in their final net sales price.  You can see, my Braemar sellers are doing better than the average and median in the overall neighborhood.  That means they are getting better pricing advice up front.

When it came to marketing time, the average and median marketing time for all Braemar sales in 2015 was 36 days and 23 days on market respectively.    Chris Ann Cleland's home sellers saw 25 days average and 19 days median sales times.  So not only are my sellers getting more than other sellers in the market, they are selling faster.

Yes you shold hire an expert, finding that person can be hard, but for this area Chris Ann is the right Agent for the job

I think that there could be huge advantages to an area expert. But it shouldn't be the ONLY reason. You are such a wonderful agent that anyone would be lucky to use you in any area.

I'll only work in areas where I feel I can do my clients justice, Karen Fiddler, Broker/Owner .  Literally came across an agent that drives an hour and a half to two hours in mulitple directions to get clients.  I feel out of my league if I go 45 minutes east and end up inside the beltway.

The best thing a seller in Braemar could hope for is to hang a Chris Cleland for sale sign in the yard because they can rest assured it will have a "contract pending" rider before they can say, I wonder who will buy my home?
