Happy Day for My Warrenton, Virginia Buyers
On March 16th, I had the pleasure of meeting with a couple looking for a home with some acreage for their young boys. It was easy to see why as their five year old and two year old bounced around their home during our first appointment.
With a lender confirmed budget and specific school district in mind, we started the search. We saw many homes that just didn't fit the bill. The sense of urgency hit when their existing home was under contract and a settlement date was on the horizon.
They found a home that kept popping up on their search and went under contract. It didn't take long to realize the home had some serious issues, though it was beautifully updated. No amount of upgrades make a persistent water problem in the basement better. They voided that contract and moved on.
The second time around, they focused on the bones of the home and not the upgardes. Cosmetic stuff was something they could easily handle. They found the Warrenton home, pictured in this post, that had been built for the family that still occupied it some forty years later. It was in their desired school district and a great lot, but other buyers weren't able to look past the outdated decor.
On June 5th, my buyers got were under contract to buy this fantastic four bedroom home. The home inspection revealed only a minor issue. The inspector, who had visited the previous home as well, expressed what the buyers already knew in their guts--this was a solidly built home.
Walk through was a happy occasion. The sellers were there to see meet their buyers and see the young boys excitedly run through the yard and pick their bedrooms.
On July 21st, this Warrenton home sold to my buyers for the full list price of $399,000. By far, it was the best value on the market and will make them happy for many years to come.
