Madison Walk Condos in Pasadena Playhouse District
This is a real estate market activity report for the Madison Walk condominium complex located north of the Pasadena Playhouse.
This report will include units for sale and in escrow as well as sales for the previous five full years. All statistical information in this report has been gathered from our local multiple listing service(mls) and may not reflect all transactions in the complex.
Madison Walk was built by The Olson Company in 2003 with a modern Mediterranean-inspired architectural influence with extensive tile, dramatic archways and a landscaped central courtyard. They range in size from one to three bedrooms in a variety of townhouse-style, flat and loft-style floor plans.
Located on North Madison Avenue, Madison Walk (most of the two story townhome-style units have unique addresses while the others along with the flats and loft style units have a 286 North Madison Avenue address). Some face Madison Avenue while others look onto the central courtyard. Each has high ceilings, washer-dryer connections and either a balcony or patio area - some have both. Parking is in the subterranean garage.
There is abundant shopping, dining, cultural and entertainment venues nearby. The Gold Line light rail station at Lake Avenue is nearby as is access to the Foothill (210) Freeway. Acclaimed higher education is convenient as well with institutions including California Institute of Technology(Caltech), Fuller Theological Seminary and Pasadena City College(PCC).
There is currently just one Madison Walk condo on the market for sale. Newly listed, it is one level flat on the third floor with approximately 870 square feet and priced at $439,000. There is one bedroom loft style unit in escrow.
So far in 2016, there have been three mls-reported closed transactions ranging from $425,000 to $720,000 with an average sales price of $578,333(median sales price $590,000). Each sold at or above last list price for an average 102.72%. The average price per square foot stands at $471.79 per square so far this year.
For full year 2015, there were six closed sales reported. The sales ranged from $405,000 to $750,000 with an average price of $530,000(median $430,000). Four of the six sold at or above the last list price. The average was 99.59% and the average price per square foot was $468.91.
There were seven sales reported in 2014 which included floor plans ranging from one to three bedrooms and approximately 807 to 1782 square foot. The price range of the transactions were $398,000 to $643,000 with an average sales price of $504,643 (median sales price $491,000). They sold at 101.92% of last list price and for $452.43 per square foot.
For full year 2013, there were three sales which ranged in closed price from $290,000 to $428,000 with an average sales price of $361,000(median sales price $365,000). They sold at an average $395.08 per square foot and for 100.14% of last list price.
In both 2011 and 2012 there was just one sale. In 2012, a one bedroom loft style unit with approximately 1008 square feet sold for $415,000(list $389,000). In 2011, it was a three bedroom, two story floor plan with approximately 1782 square feet. It sold for $530,000(last list price $549,000).
