Now that we are in the 4th quarter of 2016, I thought it would be worthwhile to take a look at what has happened in Southbridge real estate the first three quarters of the year. How does these numbers compare to 2015? At the end of the first three quarters of 2015 in Southbridge, we had:
Total sold: 98
Avg days on market: 128
Avg sale price: $167,699
Median sale price: $158,950
Sale price to list price ratio: 96%
Total market volume in First Three Quarters 2015: $16,434,482
SUMMARY: The Southbridge real estate market is rising steadily. All variables are improved over 2015. Currently, there are 47 single family homes actively listed, representing about five months' worth of inventory on the market. Another 23 homes are currently under contract.
The inventory level suggests a sellers' market; however, this does not mean that sellers can name their price or avoid making repairs in order to sell. Buyers' financing and preference trends still drive the market. Homes that have been updated and maintained still sell faster and for a higher price than those needing work.
