How often do you find a home and it is gone?
Most people start looking for homes online. Very often the sites that the homes appear on are not up to date. You can go on a variety of sites like Zillow, Trulia, Realtor.com and it is great to be able to research this info on your own, but often the property has already sold or it has a contract on it.
Limited information
Usually the information that is linked to the property is very limited. Many of these sites want you to ask for the additional information so that they can connect you to a Realtor. The featured Realtors on these sites pay for the leads that are sent to them. (aka your information)
Things you need to know
When I was looking for a home from out of state, it was always great when I found a very nice home that was at a great price. The part that we didn't know was that in order to get into the community there was a capital contribution of $75,000. A portion of this was refundable when you sold the property. Other things that were not very clear were the HOA fees. Some of these were listed as monthly fees and some were quarterly or yearly. The other issues were whether the community would allow certain vehicles to be parked there or size of pets. So as you can see there are many things that would need to be considered before making a purchase.
How we can help you
Of course we understand how frustrating and time consuming this can be. We are a team of agents that do this full time. We look at the new listings several times a day. If we know what you are looking for we can screen the properties being sent to you. I currently have a gentleman that wants a community with HOA under $300 a month, 2 Br, 2 Baths, a Garage and does not want to be by any water. I actually look at the ariel photo before sending him properties, because it will be a waste of both of our time if it has water nearby. Let us know how we can help you, and save you hours of time looking online.
