TIME Of the year AGAIN.....When we face the BIG Question???

SHOULD I TAKE MY HOME OFF THE MARKET DURING THE HOLIDAYS?  

SHOULD I TAKE MY HOME OFF THE MARKET OR AVOID LISTING MY HOME FOR THE HOLIDAYS AND RE-LIST NEXT SPRING?

 

Each market is different here is what should help you determine if you should stick around the holidays or reset your home listing and relist in spring: 

 

1. Motivation: If you are a motivated seller and absolutely need to sell your home you will remain active. If you can afford to hold off the sale and readdress next year pull the plug!

2. Pricing: If you are one of those home sellers who is wishing and praying to secure a spring market valuation of your home...please take the home off the market. Be realistic. If the market is sluggish play the game be the top 3 well-priced home in your neighborhood or area. 

3. Inventory: Take a step back and understand the market around your home. If there are 10 homes on the market and nothing or couple homes are under contract it clear speaks market is COLD. Either stick around or take the home off the market and readdress after holidays. However, if there is no inventory or very little you may want to stick around. There are times as a real estate agent in Virginia I start calling expired and withdrawn listings when I have a buyer in middle of winter who absolutely motivated to buy.

 

If you are still undecided on what to do with your home, have an open discussion with your real estate agent who can help you figure out a game plan for you. Remember none of us have a crystal ball to know what will happen in 2017!
