Lake Pointe in Bee Cave Austin TX is one of my favorite neighborhoods. It's located in the highly regarded Lake Travis school district (LTISD), has an elementary school right in the neighborhood so kids can easily walk to and from school, and has a community pool, park, and basketball court. What more could you ask for?
Oh ok, there are also many cul-de-sac streets as people are always asking for deadend cul-de-sacs for less traffic for the kids. There are also tons of views almost anywhere in the neighborhood as the topography is very hilly. There are sidewalks, which many of the neighborhoods in the area don't have. And you can't forget the gated section, called The Pointe. It's located at the very back with views of Lake Austin.
Because prices can range to well over a million for the gated and back section, for the purposes of the below charts, I cut off the price at $800k for the more "Average" homes in the community.
Have you ever wonders what the odds of selling your home are? The chart below will compare 2015 with 2016 taking into consideration everything that has sold, expired, under contract and currently on the market. The odds have gone down a little from 80% to 76%, but I think it's just because it's factoring in less listings so the math gets lowered.
This next chart will tell you the average days it's taking to sell these houses. When you look into more detail of the listings, the updated houses sell a little quicker than the dated houses as people still like the convenience of the work being done for them. The "Average" is only at 75 days because of those ones out in right field scewing the numbers, but I would say most are hoovering below the 50 days on the market time line.
This last chart is an interesting picture of where the houses have been pricing. Some high, some low... this is all normal as you have to have averages by having highs and lows to get something in the middle. What I find the most odd is all the RED squares that are Expired and they're below the line. Usually Expired listings are overpriced, so these properties must have something else wrong with them like presentation or unresponsive agents.
Overall, Lake Pointe is a very competitive community and highly saught after. I am always seeing requests for people looking for the next listing in there because you might miss something great if you're not on your toes.
