Automatic IDX Broker Saved Searches for Leads
One of the complaints about IDX Broker that we heard from a lot of our clients is that a new lead would come to the real estate agents website and signup and never come back.
The Problem
We started analizing hundreds of leads who had visited the website, gone through the lead funnel, gotten to the lead capture moment, and signed up in IDX Broker. They had provided a real email address and saved a property.
The idea is that, if they save a property or contact a Realtor asking for more information or even a showing of a property, then they become a real lead.
The problem our clients had with IDX Broker is that these folks would signup and then never get anymore updates, emails or information from the IDX Broker lead management system.
The Solution
We have created an algorithm that will evaluate the properties your visitors have looked at in IDX Broker, and then within 24 hours of signing up, our "Automatic Saved Searches for Leads" tool will create a new saved search and your client will start getting emails from you showing them target properties.
The Limitations
This is not a substitute for a caring real estate agent to sit down and call the lead and ask about what they are looking for and create a hand-crafted search that will closely meet their needs.
This isn't even as good as you looking at what they were looking at, and making your own saved search for your client.
But, it is better to have clients who are getting property updates from you. We have seen broker clients who have leads who have been getting email updates from IDX Broker for years and the leads are logging in and checking on those properties within one business day from when they get the email.
