In previous posts I've talked about what must be done when tenants move out of a rental and leave it trashed. In 20 years it hasn't happened to us often but this year it happened twice!
When tenants move out, it's your opportunity to make regular home repairs like replacing rotten wood on the exterior and make improvements like updating flooring or appliances.
Among other things we decided to replace the white kitchen appliances with the more popular stainless. The range was back-ordered and will arrive next week. We also updated the flooring by putting a wood-like vinyl plank downstairs to absorb much of the wear and tear that carpet can't candle.

We had Junk King remove 1.5 dump truck loads of "left behind," had the interior painted, had all but the tile floring replaced, had it exterminated for flees twice, had rotten exterior wood replaced, replaced everything from missing light bulbs to broken toilet seats including all the blinds and kitchen appliances, cleaned, cleaned and cleaned some more. Unfortunately the stainless range was back-ordered and didn't make it in time for the photos but please use your imagination.
